That program is My Safe Florida Home — a state-funded wind mitigation program that pays for a free home inspection and then matches homeowner spending on approved storm-hardening improvements such as impact windows, impact doors, and roof strengthening.
Here's how the program works in plain English, who qualifies, and how it fits together with financing when the grant doesn't cover everything.
What Is the My Safe Florida Home Program?
My Safe Florida Home is administered by the Florida Department of Financial Services. It has two parts:
- A free wind mitigation inspection that documents how your home would perform in a hurricane.
- A matching grant that helps pay for the improvements the inspection recommends.
The goal is simple: stronger homes mean less storm damage and, in many cases, lower windstorm insurance premiums. Your inspection report also lists the credits your insurer may apply once the work is finished.
Who Is Eligible?
Program rules are set by the state and updated each funding cycle, but eligibility has consistently required:
- Owner-occupied, single-family detached home in Florida
- Active homestead exemption on the property
- Home built before the qualifying Florida Building Code year listed in the current program rules
- Insured value below the program's published cap
- A completed free wind mitigation inspection through the program
Condos, mobile and manufactured homes, and non-homesteaded rentals have generally not qualified. Low-income homeowners and certain veterans and seniors have been given priority in past cycles, sometimes with the match requirement waived.
How Much Money Can You Get?
The grant has historically worked as a 2-to-1 match: the state contributes $2 for every $1 you contribute, up to a published maximum per home. In practical terms, a homeowner contribution of roughly one-third of the project cost can unlock the rest from the program, up to the cap.
Funding is appropriated by the Legislature each year and applications are accepted in limited windows until money runs out — so the current cap, match, and open/closed status should always be confirmed on the official state portal before you plan a budget.
Which Upgrades Are Covered?
Approved improvements come straight from your inspection report and typically include:
- Impact-rated windows
- Impact-rated exterior doors, including sliding glass doors
- Impact-rated garage doors
- Roof-deck re-nailing and secondary water barrier
- Improved roof-to-wall connections (straps and clips)
- Opening protection such as approved shutters
These overlap almost exactly with the work we do every day: impact windows and doors and roof replacement. A full roof replacement itself is not a grant line item, but roof-deck re-nailing, secondary water barriers, and roof-to-wall connections are — which is why it makes sense to coordinate the two while the roof is open.
How to Apply, Step by Step
- Apply on the state's My Safe Florida Home portal when the application window is open.
- Complete the free wind mitigation inspection — an inspector documents your roof, openings, and connections.
- Review your inspection report, which lists the recommended improvements your home qualifies for.
- Choose the improvements you want and get quotes from a licensed Florida contractor.
- Submit your grant application with the quotes and wait for the award notice before starting work.
- Complete the work with your contractor, then submit the final documentation for reimbursement.
Important: don't start work before you receive your award notice. Improvements completed early are generally not reimbursable.
What If the Grant Doesn't Cover Everything?
Most homeowners still have a share to cover — the match, plus anything outside the approved scope like a full roof replacement or additional openings. That's where PACE financing fits in. PACE is $0 down, not based on credit score, and is repaid through a property-related assessment, which makes it a common way to fund the homeowner portion of a storm-hardening project.
